This report highlights significant projects completed or currently underway at our complex from January 2011 to date.  It is not all inclusive of every work order or activity performed, but is a summary of accomplishments that have an impact on the common areas and residents of our complex.  Some months may not be listed as they have no such activities to report.

  DECEMBER

The Board of Directors convened 11 meetings in 2011 and conducted an Annual General Meeting for homeowners

Five townhouses sold YTD Dec 31 11.  Highest price $289,000

Leaky eaves troughs identified -  repairs ongoing

Cracks in chimney identified - repairs ongoing

NOVEMBER

Qty 52 catch basins cleaned out

Debris removed from eaves troughs in complex

OCTOBER

  • Window Replacement Phase 3 - Completed
    • Replaced 28 original windows: 26 on front of units, 2 on back of units
  • Newsletter Autumn/Winter 2011-2012 published and posted on website
    • Sent electronically for the first time to those with email addresses on file.  Hand delivered to all others
  • Meeting Hall Contract revised

SEPTEMBER

  • Window Replacement  Phase 2 - Completed
    • Replaced 29 original windows on front of units
  • Site Plan of complex created and posted on website
  • Entrance Signs – two new entrance signs installed with flood lights, surrounded by gardens
  • Painted: Playground swings

JULY

  • Roadway pot holes  filled
  • Driveways replaced - Units 28, 29, 30, 52, 53, 54
  • Catch Basin replaced – Unit 29
  • Walkway paved between Units 9 and 10
  • Walkway replaced between Units 72 and 73
  • Walkways/curbs - concrete repairs completed

JUNE

  • Painted:  lamp posts, fire hydrants, parking lot lines, speed bumps
  • Tree Maintenance: 3 diseased trees removed,  overgrown limbs trimmed

MAY

  • Window Replacement Phase 1 - Completed
    • Replaced 26 original windows:  9 on front of units,  17 on back of units
