Homeowner/Tenant Townhouse Rental Obligations

 

The rental of homeowner townhouse condominiums in our complex comes with certain obligations on the part of the homeowner and the tenant.  Owners considering renting or leasing their townhouse condominiums are asked to review the following documents before any transactions occur, and abide by their requirements. Please take special notice of the insurance recommendations.

The Homeowner/Landlord is obligated to return a copy of the signed Rental/Lease Agreement and a copy of the signed Tenant's Rental Statement of Compliance to the Site Manager at Unit 91 at your earliest convenience after their execution.

Code of Ethics & Business Conduct

 

PCC 122 has adopted the "Code of Ethics & Business Conduct" ("Code") which can be accessed and reviewed below.  It has also been necessary to draw up a "Notice of Respectful Behaviour Violation" letter which is also available below.  This letter will be issued to any individual who demonstrates disrespectful behavior, including harassment, towards PCC 122 management or their representatives.  By signing the "Statement of Compliance with the Code" annually, the PCC 122 Board and Management agree to comply with the Code.

  • Owners can opt into this Plan at any time by printing, completing, and signing the PAD Agreement Registration and Terms & Conditions forms and returning them to the office.  These forms are provided in each Welcome Package, are posted on this website, and are available from the Site Manager upon request.

    Unit Changes or Renovations Protocol

    Important Information Regarding The Condominium Act, Section 98

    Changes/Renovations to Units and/or Common Elements

    Should a homeowner decide to change and/or renovate their unit or their exclusive-use common elements, the process must comply with Section 98 of the Condominium Act.  Before any actual work or alterations have started the following is required:

    • consent of the board;
    • an agreement between the corporation and the owner registered on title to the owner’s unit; and
    • in some cases, the involvement of all owners in the approval

    The Act requires that any Section 98 Agreement be registered on title to the unit so that any obligations relating to the changes will be binding on the owner of the unit, and his/her successors.

    Before giving consent, the board must be satisfied that the alterations will not:

    Please notify the site manager by phone or email if you wish to change or renovate your unit and/or your exclusive-use common elements.  The Approval Request Form, along with plans, specifications, and permits (if any) setting out the details of the proposed work must be submitted for the board's review.   

    Changes made to a homeowner’s unit and/or their exclusive-use common elements without prior approval from the board may result in the homeowner restoring the unit and/or exclusive-use common elements to their original condition at the sole expense of the unit owner.

    The COVID-19 virus issue caused the delay of starting various projects that we had scheduled for the spring.  Contractors, businesses and services were in lockdown.  We enetered the second phase of opening during the last week of June and were able to proceed with select maintenance projects.
